MHADA Invites Tenders for Kamathipura Redevelopment

The Maharashtra Housing and Area Development Authority (MHADA) has officially invited tenders for the ambitious cluster redevelopment of Kamathipura, one of South Mumbai’s oldest and most historically significant neighborhoods. This transformative urban renewal project, titled “Kamathipura Cluster Redevelopment – Urban Village,” is being implemented by the Mumbai Building Repairs and Reconstruction Board (MBRRB), a unit under MHADA.

Spanning 34 acres, the Kamathipura locality consists of nearly 943 cessed buildings spread across 15 narrow lanes. Most of these structures are over a century old, housing approximately 8,001 residents. The redevelopment initiative aims to shift the focus from isolated, building-wise renovations to a more holistic, cluster-based approach, as laid out under Regulation 33(9) of the Development Control and Promotion Regulations (DCPR) 2034.

The redevelopment plan not only includes the construction of permanent, safe, and modern homes for the current residents but also compensation for around 800 landowners. According to the latest government resolution dated July 2024, landowners will receive residential units based on their landholding size — ranging from a 500 sq. ft. unit for plots up to 50 square metres to additional units for larger plots.

The Government of Maharashtra approved the cluster redevelopment project on January 12, 2023. Following this approval, Mahimtura Consultants were appointed to create the project blueprint. The chosen developer will also be required to hand over 44,000 square metres of land to MHADA as part of the redevelopment agreement.

Upon completion, the project will not only transform the residential landscape of Kamathipura but will also add approximately 4,500 new homes to Mumbai’s housing stock. The redevelopment is envisioned to turn Kamathipura into a “contemporary urban village” complete with commercial zones, recreational spaces, and improved infrastructure.

This initiative has received active support from key political leaders including Chief Minister Devendra Fadnavis, Deputy Chief Minister and Housing Minister Eknath Shinde, Assembly Speaker Rahul Narwekar, MP Arvind Sawant, and local MLA Amin Patel. The involvement of these leaders underlines the project’s significance and the government’s commitment to rejuvenating the city's ageing urban fabric.

An official from MBRRB emphasized, “The process of tendering is the first big step towards reviving Kamathipura and enhancing the lives of its inhabitants. MHADA wishes this project to act as a model for urban regeneration in heritage neighborhoods throughout Mumbai.”

With tenders now invited, MHADA is taking concrete steps to realize this vision of inclusive, sustainable urban redevelopment that respects the historic essence of Kamathipura while upgrading its living conditions for generations to come.
