SIPCOT Invites Tenders for Knowledge City Infrastructure Works in Tamil Nadu

According to the tender notices, the project encompasses extensive civil and infrastructure development, including road networks, stormwater drains, water supply systems, power distribution, and integrated utility corridors. The works are expected to transform a large tract of land in Poonjeri village into a fully equipped industrial ecosystem tailored to the requirements of IT, R&D, higher education, and advanced manufacturing institutions.

The Knowledge City initiative aligns with Tamil Nadu’s long-term vision of decentralizing industrial growth and boosting employment in emerging districts. The project area, located strategically near Mahabalipuram and the Old Mahabalipuram Road (OMR) corridor, has already attracted attention from leading tech firms and educational entities scouting for large, connected campuses.

The tenders released by SIPCOT call for qualified infrastructure contractors to execute civil works and internal infrastructure packages under strict timelines. This includes land grading, laying arterial and sub-arterial roads, and establishing underground service lines to ensure a plug-and-play environment for investors. The total estimated value of works is substantial, though official figures for each package are disclosed only in the detailed tender documents.

SIPCOT’s Knowledge City is being positioned as a next-generation integrated zone, modeled on global smart cities that co-locate industry, education, and innovation facilities. The master plan focuses on sustainability — from efficient stormwater management to renewable-ready grid infrastructure. The state government has indicated that the project will create thousands of direct and indirect jobs during the construction phase, in addition to long-term employment opportunities once industries and institutions set up operations.

Officials involved in the project highlight that this initiative represents a key piece of Tamil Nadu’s broader industrial corridor strategy, connecting Chennai’s IT corridor to upcoming southern clusters through improved logistics and industrial connectivity. Given the increasing demand for technology parks and research campuses, Knowledge City is expected to play a critical role in attracting both domestic and international investments.

Industry observers note that SIPCOT’s structured approach — developing ready-to-occupy industrial estates with all baseline infrastructure — has been central to Tamil Nadu’s reputation as one of India’s most industry-friendly states. The Knowledge City tender series reinforces this momentum, ensuring that infrastructure readiness keeps pace with investor interest.

With tender submissions expected in the coming weeks, the next few months will be crucial as contracts are finalized and ground works commence. Once awarded, the project will join the roster of high-impact infrastructure developments reshaping Tamil Nadu’s industrial landscape, echoing the state’s long-standing commitment to innovation-led growth.
